Pacific Capital Partners offers a wide variety of debt or mortgage solutions for commercial and residential properties. Placements range from $500,000 to over $100 million. Loan-to-value ratios vary by property type and situation, but generally range from 65% to 80%, with rates as low as 3% in some cases.
Equity or mezzanine placements are available for all property types depending on the particular scenario. Structures generally involve a preferred return and a back-end profit participation to the investor, ranging from 20% to 50% or more. Sponsors can often achieve 100% financing on their project with the correct capital structure.
